When shopping for a home with the assistance of a Realtor®, there are several questions you should ask to improve your search and take advantage of the Realtor's® expertise. Subsequently, there are several questions you should ask your Realtor® before looking at a house and several others you should ask after finding a house. While it is your Realtor's® job to make sure you are getting the best house for you and your family, asking these questions before and after finding a home will improve your search and ultimately your final decision process. If you are currently in the process of purchasing a home or looking to enter the process in the near future, you should continue reading below to find out what questions you can ask your Realtor® to get the most out of their knowledge.

What Location is Best For Me

Before you start looking at various homes, you will want to ask your Realtor® several questions to narrow down your search and to eliminate homes you will not be interested in. Asking your Realtor® what location they think is best is a great way to narrow down the search. Your Realtor® will most likely look at your age, marital status, occupation, and other factors to determine a location that suits your needs and interests. If you have children, your Realtor® will also most likely talk about the various school systems that are in the area.

What Should We Look For When Touring a Home?

After narrowing down the location for which you would like to look for a home, you should begin to ask the Realtor® what you should look for when touring a home. If you are excited about a property, you might be instantly drawn to features that distract from other less eye-catching features that might cause a headache in the future. An experienced Realtor® can provide some tips for what you should look for when touring a home. The Realtor® might point out general tips like look out for water damage or even more specific tips like look out for the age of the impact resistant shingles on the roof of a home.

Do You Have Connections With Other Professionals?

While Realtors® are often not licensed inspectors, an experienced Realtor® has seen a plethora of homes. This experience often will allow a Realtor® to better anticipate any problems you might have with a home. Asking your Realtor® if they foresee any problems with a home is a great way to pick up on flaws you might have otherwise been unaware of. An experienced Realtor® will be able to sniff out the problems that lie behind those luxury garage doors.

Do You Anticipate Any Problems With This Home?

Lastly, before looking for a home, you should ask your Realtor® if they have any connections with any inspectors, appraisers, or lenders. When buying a home you rely on various professionals, and if your Realtor® has connections in any of these other industries it might make the home buying process that much easier. Having the referral of an experienced inspector will be highly important as you move through the home buying process and are trying to anticipate any problems you might have with a home. However, another great way to anticipate any problems you might have with a specific home is to ask your Realtor®.

Why Do You Think This House is Listed For Sale?

Another great question to ask your Realtor® when looking at a specific home is, “why do you think this house is listed for sale?”. Not only will your Realtor® be able to give you a better answer to this question than you can likely come up with, but your Realtor® will also likely be able to fill you in more about the owner and home’s sale history. The Realtor® will likely know when the home last sold and why the seller is motivated to sell the home now.

Take Advantage of Your Realtors® Expertise

Most homebuyers hire a Realtor® but rarely do home buyers utilize all of their Realtor's® expertise. An experienced Realtor® should know just as much about home financing as they know about different types of house siding. Experienced Realtors® have been in the game for a while, and know a lot! When it is time for you to purchase your next home, make sure you take full advantage of your Realtor's® expertise, and remember to ask your Realtor® the various questions listed above!
