Paul and I really wanted to express our sincerest gratitude for everything Susan Smith has done for us over the past several months. Dear Prospective buyer or Seller:
My wife and I had a wonderful experience buying a charming home in the Fresno High area with an agent of Realty Concepts serving us. We would wholly recommend that you use Erin Miller when buying or selling you home. Throughout the entire house buying experience, Erin showed herself as a very friendly, accessible and knowledgeable professional. As a real estate attorney, I have had many dealings with agents. Most are good; Erin stands out as a great agent. The difference between a good agent and a great agent becomes apparent when something goes wrong. Unfortunately, we found out Erin was a great agent when we ran into a financing glitch. At the last minute, our bank closed a line of credit we were relying on as part of the purchase price of the home. Without this credit line, we needed another loan. But, there was not enough time to get a traditional loan. Our only recourse was to find a private money lender. As a result, the purchase was going to be significantly more expensive.
Typically, a problem similar to ours can be solved by the buyer and seller agreeing to an extension of time to allow the buyer to obtain a traditional loan. In our case, this was going to be a problem. Our offer to the seller, a bank, was an “all cash” offer. This meant we had agreed to purchase the home by depositing cash into an escrow account without any bank involvement. Sellers love “all cash” offers because they are less complicated, quicker to close and more likely to be completed as there is no risk that a bank is going to deny a loan. In our case, the seller had received multiple “all cash” offers from other potential buyers. We had won a bidding war, offering more money than the listing price of the property. Thus, the bank was not going to have a problem finding another buyer that would be able to bring “all cash” and close within 14 days. As such, we were not in a position to formally request an extension of time.
While I was finalizing a private loan, Erin wrote the seller a lengthy e-mail going into our situation. Somehow her e-mail convinced the bank to change our “all cash” offer into a traditionally financed offer with an additional 30 days time to complete the transaction. Surely, it would have been much less risky, easier and quicker for the bank to make us purchase the home at a greater cost to ourselves. Erin’s effort saved my wife and I a lot of money and hassle. It was a true blessing that I attribute to Erin’s skills as an agent.
I am thankful for having had a great agent like Erin represent us in the purchase of this home. I am certain that most other agents would not have been as effective as Erin in handling our problem. I can unequivocally recommend that you use Erin as an agent in purchasing or selling your home. |
